Unit Buyers Information

Cusheon Lake Resort is made up of 16 individually owned 1 and 2 bedroom recreational cabins arranged around the lakeshore of Cusheon Lake. Each cabin is a strata unit of the Cusheon Lake Strata Corporation, with the 4-acre resort property held in common by the unit owners.

The resort has been in year round operation since 1981 and is a popular and respected destination on Salt Spring Island. The Resort is managed by Cusheon Lake Management Co. and contracted resident managers.

Cabin owners are required to enter into a rental pool agreement with the Management Co. as a condition of purchase to ensure the continuing operation of the resort. The rental pool agreement describes owner's privileges and responsibilities. The individual owners pay strata fees and property taxes.

Rental Pool Agreement Summary

The rental pool agreement provides for the following benefits: Professional on-site management for owners, Reliable income stream for owners (CAN$7,000 to CAN$11,000 per annum, approximate).

Personal use privileges of cabins and facilities at discount rates. Current Zoning Bylaw No. 123 allows for "occupancy or use by any individual that does not exceed 45 days in any calendar year, more than 30 which may not be consecutive".
