1. Studio is rented to a music teacher.
2. Basement suite is rented to the winemaker at Salt Spring Vineyards.
3. Both would like to stay if new owner is agreeable. Otherwise one month’s notice is
required under the current rental agreements.
4. The vineyard is approx 1.25 acres under vines – cabernet foch & cabernet libre grapes
(both red). First harvest was Sept 2009. The resulting wine will be bottled at Salt
Spring vineyards , in autumn 2010. Excellent vintage after good long summer weather in
2009. The property has farm status , which lowers property taxes significantly.
5. Gardens and vineyard are tended by reliable local people – although if the buyer is
here full-time, it’s easy to maintain – the ride-on mower in the vineyard is good for the
whole property.
6. The driveway re-gravelling, and final part of deer-fencing in the front garden are
now complete - steps down from the parking area & new
front gate, are the next thing to be done, in the next 1-2 weeks.
7. The upper two floors of the house are approx 2100 sq ft. basement suite is approx 1000
sq ft (including cold root-store , and sauna), and is fully self-contained. Studio is
approx 600 sq ft , and is fully self-contained.
