Vineyard - full drainage professionally installed in 2006 - also takes excess from a
nearby property down to main road. Deer fencing. Zone irrigation installed in Spring 2007.
Pump-house installed in Spring 2007. Power in the pump house. Ride-on mower (small one
under tarp) included in sale - not the larger one also parked there (belongs to PT) .
Grapes - Cabernet Foch (red), 50% of rows: Cabernet Libre (red), 50% of rows - bred for
cool climate ripening by Swiss specialist vine grower. Planted in Spring 2007 . Very
disease resistant 1 and require little or no spraying for mildew etc. Vineyard installed
and maintained well. First harvest was in Sept 2009 - excellent quality fruit, and wines
now in barrel at SS Vineyards show excellent promise in barrel-tasting.
House - significantly upgraded from previous owners.. House and cabin fully repainted in
2009. Most windows replaced with new d-g units - two faulty ones still to replace. New
gutters in 2009. Septic pumped in Jan 2009 . New deep well installed in 2006 - artesian
pressure - plenty of water for vineyard for whole of long 2009 summer, house & cabin -
never been short of water. Main third floor bathroom fully replaced. New kitchen
appliances in 2008 & new maple cabinets in 2009. Second bathroom on main floor upgraded in
2009. Washer-dryer installed in main floor bathroom in 2008 . New carpets in 2008. Main
floor of house redecorated in 2009 Hi-speed wireless internet 1 and cable TV installed.
Air -conditioner in main bedroom included in sale.
Kitchen in basement upgraded in 2009 1 and new appliances in 2008(apart from washer &
dryer). Basement bathroom fully upgraded with new units in 2008. New tile floor and
carpets in basement in 2008. Sauna in basement fully operational (but used as wine-store
at the moment!). Central vac installed by previous owners - for whole house.
Gardens - Mature apple trees and Italian plum trees + one pear tree on the property. New
apple trees, and perimeter firs planted in front garden in 2009 (fully irrigated).
Deer-fencing to be completed in front garden and drive 1 soon. Plans for raised bed fruit
and vegetable gardens at lower end of vineyard not yet implemented.
Studio Cabin - rented at present. Cabin is separately metered for Hydro. Self-contained
with kitchen, and (small !) bathroom. New waterheater tank installed in 2008. Main
windows replaced.
Property has farm status, so benefits from lower property taxes.
